During the war, the SENSAR team relocated part of its business, expanded its operations, received recognition as a leader in income-generating real estate construction, completed four major projects — three of them located 40 km from the front line — and continues to actively build six more projects from Uzhhorod to Zaporizhzhia. At the summit, Mark Marchenko shared the company’s experience of adapting its work to extreme conditions. His speech, titled “Plan B in Development”, sparked an active discussion, as it focused not only on business strategies, but also on leadership decisions in wartime conditions.
In his speech, Marchenko openly recalled February 24, 2022 — the day when it seemed that business in the country no longer existed. But the realization came quickly: stopping was not an option. The team began working on an anti-crisis management strategy, which allowed the company not only to stay afloat, but also to expand and reach a new level.
“The real estate market can no longer exist by the old rules. In times of uncertainty, developers need a detailed Plan B and a full adaptation strategy. This is what now distinguishes companies that do not merely survive, but continue to grow,” emphasized Mark Marchenko.
Among the key decisions that helped the company remain on the market, the founder of SENSAR Development highlighted:
- Preserving the team and bringing specialists back to Ukraine.
- Relocating the business and expanding the company’s presence in Western Ukraine.
- Adapting the offer to new demand, which has changed significantly due to the war.
Construction in a Frontline Area as Part of the Anti-Crisis Strategy
One of the most interesting points was that the successful implementation of construction in Zaporizhzhia became part of the company’s marketing positioning strategy. By continuing construction despite the risks, the developer preserved client trust and the company’s reputation, while also attracting the attention of new investors.
Future Plans
Analytics show that tax revenues from the tourism industry have doubled in five regions of Ukraine over the past three years. This makes hotels, apart-hotels, and commercial real estate some of the most promising areas for investment.
According to data from the National Bank of Ukraine, despite the war, Ukrainians have accumulated record savings — UAH 752.4 billion. This means that the country has financial resources and, therefore, demand for alternative investment options.
